The syntax for caps properties shown in gstreamer/tools/gst-launch.1.in starting at line 163 is

NAME\fI[:TYPE]\fR=VALUE

This should probably be something like

NAME=\fI[(TYPE)]\fRVALUE

I don't if the "in lists and ranges" syntax that is shown next is correct or not, but it is likely out of date as well.
